The Developer and Timeline
The property at 1909 Washington Avenue, formerly Greig Motors, was purchased in August 2024 by Penta Hwy 105 Venture LLC. This entity is associated with the Greater Houston Retailers Cooperative Association, Inc. (GHRA), a large organization with plans to rapidly expand the "Kudos" gas station brand across the Houston area.
August 27, 2024: Penta Hwy 105 Venture LLC purchased lots 7, 8, and 9 of block 426 of the BAKER W R NSBB subdivision.
November 14, 2024: The developer's application to "replat" the lots (combine them into one) was approved by the Houston Planning Commission. This approval was granted without requiring public notification to adjacent property owners.
May 15, 2025: A project registration was filed with the Texas Department of Licensing and Regulation (TDLR) under project #TABS2025019114, officially identifying the site as "Kudos Washington," a new 3,800 sq. ft. gas station.
July-August 2025: The developers original site plans (Project Number: 25026782) did not pass reviews by Electrical, Health, HVAC, Planning, Plumbing, Storm Drain, Structural, Traffic, and Utilities Departments.
September 2025: Houston Public Works approves a variance request from the developer to reduce the required driveway distance from the corner of Washington and Silver from 100’ to 51’-5” (Variance Request)
December 2025: A variance was requested for storm drainage proximity to existing gas lines.
January 12, 2026: METRO offers a Conditional No Objection to the developers’ request to relocate the bus stop from the corner of Silver/Washington.
March 27, 2026: The developers resubmitted their Site Plans to City of Houston.
